Access Statement for Hurst Green Bed & Breakfast

Introduction
Hurst Green Bed and Breakfast is a Grade II listed building and part of it is 400 years old.  We endeavour to make all guests at our two-bedroom Bed and Breakfast feel welcome; we offer comfortable accommodation and excellent food.  If you have any questions please phone or email and we will try to answer them. 

Pre-Arrival
• This access statement can be made available in hard copy, large print or Braille by request.

• Brightlingsea is about 9 miles east of Colchester and you can reach it via the A133 direct from the town or via the A12 (from the North or the South) then the A120 and the B1029.  As you come into Brightlingsea you pass the old church on a sharp left hand bend; continue past the large comprehensive school on the left and then take the second turning on the left (Ladysmith Avenue) follow this into the town centre; go straight on past a large traffic island (on your right) into the High St.  Go to the third turning on the left and we are situated on that corner (with the large village green beyond).  
• Hurst Green B&B is situated a few metres from the bus stop.  The bus is a 78 or 78x and it runs from Colchester town centre.

Arrival & Car Parking Facilities
• You can park outside on the High St which offers parking on a road that is wide and quiet at this point.  We also have limited off road parking; please ask upon arrival.  This is accessed through double gates from the High St.  (The house is on the corner with the front door facing Hurst Green)   The area is flat and well lit.
• We can help you to access the house from outside and carry your luggage for you if you let us know when you have arrived.  There is a low step over the threshold to the house which is 9 centimetres high..
• We do not have a B&B sign (but we do have the Visit Britain four star symbol on the wall) but we are right on the corner of Hurst Green and easy to spot.  The main entrance fronts directly onto the pavement in a small, unenclosed, porch; there is a very loud bell to the right of the door on the doorframe slightly above waist height; the bell push is a white square about three inches wide.   
 
Main Entrance, Reception & Ticketing Area
• The front door opens into the hall/dining room.  There is ample space available and seating at hand.  Writing materials can be made available if needed.  Guests are shown to their rooms and the facilities explained.  The floor in the hallways is of a light coloured wooden parquet and there is a dark coloured mat. 
 
Public Areas - Hall, Stairs, Landing, Corridors etc
• The bedrooms are on the first floor which is reached through a door (the top half of which is glass) from the hall/dining room which leads through to a small lobby at the bottom of the staircase; the staircase is quite wide and turns to the right half way up via a flat landing.  There are normal bannisters on the right hand side of the stairs.  The stairs are carpeted in dark blue which contrasts with the light coloured wooden parquet of the lobby floor. 
 
Public Areas
• Guests have access to the dining room on the ground floor and to the bedrooms which are on the first floor.  Doors are manually operated.  All areas are well lit during the day; there is subdued lighting in these areas at night.
• The corridors upstairs are 1 metre wide.  
 
Dining Room
• The dining room is in the hall between the stairs and the front door.  From the bottom of the staircase the floor is flat throughout.  The floor is light coloured parquet and there is a mat of a darker colour.  There is one large rectangular table with legs on each corner and 63cms underspace; there are six wooden chairs with no arms; the chairs that are used for breakfast have seat pads.  The table or chairs can be moved as required.
• There are three lights hanging over the table and two additional wall lights.  
• We can make the breakfast menu available in large print or, with notice, in Braille.
• We cater for people who have allergies or other special dietary needs. 
• The bed and breakfast is non smoking throughout 
 
Outdoor Facilities
• Guests are welcome to sit at the table on our patio, borrow deck chairs for relaxing or walk around the garden. Please ask for access to the outside.  There are steps and a number of obstacles in the garden area but we would be happy to help any guest who needs assistance. Smokers may smoke in the garden or under cover in the potting shed. 
 
Bedrooms & Sleeping Areas
• We will show you to your room, help you with luggage if required and explain the facilities to you.  Both bedrooms are on the first floor accessed via a staircase and landing that are carpeted in short pile carpet and well lit.  The stairway is slightly above standard width.  All doorways are standard width or wider.  Non allergenic bedding is available in the rooms.
Twin room:
• The twin room is accessed through a door to which you will be given the key; it has wooden floorboards with a central rug.  There is ample lighting with a range of options including ceiling light, bedside and desk lamps and standard lamp with flexible downlight for reading.  The TV has teletext and remote controls; subtitles are available for most programmes via Freesat.  All beds have wooden slatted bases.  The entrance to the twin room is flat from the top of the stairs.
Double room:
• The room is carpeted in a short pile carpet of a light colour.  There is ample lighting with a range of options including ceiling light, bedside and desk lamps and standard lamp with flexible downlight for reading.  The TV has teletext and remote controls; subtitles are available for most programmes via Freesat.  The double room is accessed through a door down a single step of 8 centimetres along a short corridor; the bedroom and bathroom are off this corridor and there is a small (2 to 3 centimetres) step over the threshold of each room. 
 
Bathroom, Shower-room & WC [Ensuite or Shared]
• The twin bedroom has an ensuite shower room that is accessed directly from the bedroom through a standard size door; the ensuite room is 2 metres by 2.3 metres.  The floor is cork tiled. The shower cubicle has a step for access of 25cms and there is a standard pedestal wash basin and toilet.  We are happy to show guests how to operate the shower. 
• The double bedroom has an adjacent bathroom (accessed off the short corridor that leads into the bedroom; the corridor is inside the area that is private to guests staying in the double room and the external door is lockable)  The bathroom contains a bath, shower, washbasin and toilet; all are of standard size.  The bathroom has a cork tiled floor and is approximately 3.5 metres square. 
 
Grounds and Gardens
• Guests are welcome to spend time in our medium sized garden.  The garden has steps, paths and a pond. 
 
Additional Information
• There are fire alarms situated throughout the property.
• There are detailed directions in the Guest Information pack about how to exit the building in an emergency.  The Guest Information pack also contains information about how to contact the proprietors during the night should an emergency arise.  This can be made available in large print or braille by request.
• If you require more assistance for evacuating the building in case of emergency please notify us on arrival and we will ensure that you are evacuated safely (e.g. hearing impairment).
• There is generally good mobile phone reception.

We are open most days; please enquire during the Christmas period.  Checkin in time is between 4.00 and 6.00pm.  If you wish to arrive earlier or later than these times please let us know beforehand.  Checkout time is 11.00am.
